General Guidelines

Each program has different criteria for qualifying. However, there are some things that are the same no matter which program you are in. You must complete all application paperwork to be considered for program approval.

Specific Programs

  • San Angelo Affordable Housing Assistance

Built in the four targeted low-income neighborhoods (Reagan, Blackshear, Fort Concho and Rio Vista) these homes sell for around$100,000. Prospective home buyers’ must be approved for a $60,000 loan from a participating bank and be a first time homebuyer. The City of San Angelo (COSA) provides gap buydown financing and closing cost assistance to cover the difference between the home buyer’s loan and the selling price of the home. The COSA assistance is forgiven over a 30 year period.

A typical monthly payment is around $525 per month.  This includes the Principal, Interest, Taxes and Insurance. Household income must be below 80% of the HUD median income for their family size.

  • Texas Homes

Through TDHCA and TSAHC we can offer up to 5% down-payment/closing cost for first time home buyers. Interest rates start at 4.75%. This program also offers a mortgage tax credit certificate (MCC) that can be used to receive up to a $2,000.00 annual tax credit for your home. A typical monthly payment (when subtracting the full MCC) is around $800 per month.  Household income must be below program income limits for their family size.

  • PHA Section 8 Home Ownership

Some qualified families may use their Section 8 voucher to help purchase a home. Contact your PHA counselor for more information on this program.

  • Amy Young Barrier Removal

We are able to assist low income renters and home owners who have a household member with disabilities that need minor accessability modifications on their home. Home owners must live near or in San Angelo. Household income must be below 80% of the HUD median income for their family size.

  • Helping Hands

This new Program provides light rehabilitation and repairs for low- income senior homeowners near or in San Angelo. Through our use of volunteers we we repair around 40 homes over an April weekend blitz. Household income must be below 80% of the HUD median income for their family size.

  • North Angelo Housing (NoAH) Estates

We have 36 Single Family homes for rent in the Blackshear Revitalization Neighborhood in San Angelo. Contact our Property Manager at 325 658-4900 for more information. Qualifying renters must earn below 60% of the HUD median income for their family size.

  • Homebuyer and Financial Education

Currently, our Homebuyer and Financial Education program is limited to qualified and 'near credit worthy' clients. If your credit score is above 600 and you meet other program requirements we will work with you as you improve your credit score.
