New Home Program

 If you are a first time homebuyer, your income meets the guidelines, and you have "good recent credit," a newly constructed home in San Angelo could be in your near future. Our new home owners provide 100 hours of "sweat equity" and participate in the "Galilee Vision" fund. Sweat equity is volunteer working on your house, as it is built. The Galilee Vision fund provides an opportunity to save $500 for down payment on the new home.

For example, one of our new homes just appraised at $90,000. To purchase this house, you will need to get approved for a $55,000 loan from a participating bank. Then, the City of San Angelo Single Family New Construction Assistance program provides $35,000 in gap financing for your home. There are stipulations added to the deed to ensure your home remains affordable for low income families. We can help, if you need to improve your credit to be approved for a loan. 

We have several floor plans to choose from. Our house plans are 3 bedroom with 2 bath. Our homes have a carport or one car garage. Each home is between 1060 and 1300 sq.ft. of heated living space. The exterior on our homes are brick or  hardiboard panels. The homes have central air and heat with heat pump. Our $55,000 homes come with a wooden fence, hydromulched front yard and Energy Star appliances.

Other Home Programs

We are constantly expanding our homeownership opportunities. In the near future, we will offer two rehabilitated previously owned homes for sale at an affordable price. This program will start in fall of 2009, so watch for our announcement on this program.

We are Associate Developers for the Blackshear Homes LIHTC project. This project includes the construction of 20 single family homes that will be rented to income qualified families. The homes will be built in the Blackshear neighborhood. This fall, the City of San Angelo-Community Development will announce when they will begin taking applications for these rental homes. 

We are members of the San Angelo Housing One-Stop coalition. This provides prospective clients the ease of going to one location to find out about affordable housing opportunities in San Angelo. Their pre-screening process helps prospective clients identify appropriate Not-for-Profit agencies that can best serve their needs. During FY2008, our work plan includes the construction of at least 3 new homes in San Angelo. One of these homes could be yours.
